How to Estimate the Cost of a Bathroom Remodel

April 7th, 2022 |

Is it time to remodel the bathroom in your investment property? In Massachusetts, the average cost of a bathroom remodel is $5600 to $12,600, according to Home Advisor. Many factors can result in much higher prices. Read on to learn how to estimate a bathroom remodel price.

Bathroom Size

At an average of $125 per square foot, the cost of a bathroom remodel depends partly on the size of the bathroom. A master bathroom remodel typically costs from $10,000 to $25,000 or more, while a small bathroom remodel can run between $1500 and $10,000. Extensive plumbing work, tearing down walls, luxury materials and other factors will result in higher prices.

Scope of Remodel

The scope of the remodel will determine much of the cost. Do you just want to replace all the fixtures or are you planning to enlarge the room? Will the project require a plumber or electrical work? Here is a rundown of average costs based on the scope of the project.

Makeover

You can give your bathroom a makeover by replacing fixtures, countertops, vanity and other features. A makeover doesn’t involve tearing down walls or other major work. A general contractor will hire a licensed plumber if any plumbing work is involved. The average cost of a bathroom makeover runs from $15,000 to $30,000.

Full Remodel

A full bathroom remodel requires extensive work, such as gutting, tearing down walls, reframing new walls, plumbing and electrical installation and complete fixture replacement. A general contractor will hire plumbers, electricians, tile setters and other subcontractors to do the work. The average price for a full makeover ranges from $25,000 to as much as $100,000 for a luxury bathroom.

Expansion

Maybe you want to enlarge your bathroom. An expansion can be less extensive than a full remodel, but it is still a major project that involves tearing down and reframing walls, replacing fixtures, plumbing and electrical work. Depending on the materials, a bathroom expansion can cost $25,000 or more — as much as a full remodel.

Materials

Materials are a major factor in the cost of a bathroom remodel. High-end or luxury fixtures will drive up the price. Examples of materials costs include:

  • Toilet — $100.00 (low-end) to $6,000 (luxury)
  • Bathtub — $200 (low-end) to $6,000 (luxury)
  • Fiberglass shower surround — $300
  • Custom tile work — $3,000

Labor

Labor accounts for 40 to 65 percent of the total cost of a bathroom remodel. That cost can include work by a licensed plumber, licensed electrician, tile setter or other specialists. For a bathroom remodel, labor can cost an average $50 to $75 or more per hour, depending on the specialization.

Return on Investment

Although a bathroom remodel can be expensive, the potential ROI can make it worthwhile. A bathroom remodel can bring in a 60 to 70 percent return on the resale value of a home. That’s an attractive percentage for an investment property owner.
