Boston Seaport: An Apartment Construction Case Study

Boston Seaport is a thriving community on the city’s famed harbor. However, as recently as 2010, most of the area was a wasteland primarily consisting of parking lots and decrepit piers. A city-led “work/live/play” initiative announced in the same year spurred the area’s development. What had been approximately 1,000 underused acres now bustles with the activity of restaurants, retail outlets, corporate offices, hotels, and parks in fulfillment of the “work” and “play” components of the initiative.

Seaport has become one of the most desirable places to live in Boston. The rapid and continued growth of apartment construction builds make Seaport a neighborhood rather than simply a destination.

Here’s a look at a few of Seaport’s successful rental apartment construction builds.

315 on A

The 2013 opening of the building, which has 202 luxury units, showed other developers that Seaport was ready for high-end residential buildings. Gerding Edlen built the 21-story LEED Gold Certified building.

Waterside Place

A 236-unit luxury apartment building that was finished in 2014. The initial lease of the 220-foot high rise was completed within 12 months. The Drew Company project features LEED Gold Certified 1-bedroom, 2-bedroom, and 3-bedroom units.

Watermark Seaport

In 2016, Clarion Partners completed the Watermark Seaport. The two-building development boasts 346 units. One of its buildings, Tower Residences, includes luxury apartments and micro-residences. The other building features modern lofts.

The Benjamin and VIA

Luxury apartment towers that opened in 2017. The two towers form the upper floors of One Seaport, a mixed-use development that also includes retail, restaurants, a bowling alley, and a movie theatre. Together, the buildings have 832 units and have almost reached capacity. Building the Benjamin and VIA was a collaborative project of Berkshire Group, Boston Global Investors, and WS Development. Rents start at $2,537 for a studio.
